Stripping the Old Roofing System
This is the messy part of the process. Unfortunately, we must remove the old roofing system to install the new one. The goal of stripping the roof is to get down to the sheeting, inspect for any damage or rot, replace it, and ensure that the wood beneath your new roof is watertight and protected. During this process, our crew will work diligently to clear your property of all debris. We take care to protect the exterior of your home, plants, and overall property.
Drying in the Roof
Once your old roofing system is removed, the drying-in process begins. This phase involves applying water shields and underlayment to your roof to prevent future leaks or water damage. Water shield is placed on all front-facing sections of your roof, while underlayment covers the remainder. Additionally, water shield is applied in all valleys and areas where the roof meets the walls of your home, such as dormer sections. This helps protect your roof from the heavy rains, hail, wind, and hurricanes common in Florida.
Installing Drip Edge and Starter Strips
Once your roofing system is dried in and watertight, the drip edge is installed on all exterior edges of your roof. To ensure there are no potential issues, we do not reuse old drip edges. After installing the drip edge, we apply starter strips to protect the front sections of your roof and set the first row of shingles on track.
Flashing Chimneys and Replacing Pipe Boots
This phase of the roofing system is crucial. Many repair calls we receive from homeowners who used other contractors stem from improper chimney flashing or failed pipe boots. Proper chimney flashing involves removing the old lead and cleaning the chimney thoroughly. Before installing new lead, we cut into the chimney to ensure the new lead is securely anchored inside the structure. Adhesive is then applied to secure the lead to the chimney, preventing future issues. Replacing pipe boots is equally important. The rubber around the pipe boots deteriorates over time, just like the rest of your roof. Therefore, it's essential to replace them and ensure they are correctly installed to channel water away as it runs off your roof.
Installing the Shingles
Installing shingles might sound straightforward, and it can be, but ensuring a proper installation requires attention to detail and quality materials. The most crucial aspect of shingle installation is nailing each shingle in the correct spot. A single misfired nail can lead to significant problems once the installation is complete. Our team is keenly aware of this and is dedicated to maintaining the integrity of your roofing system by carefully and accurately installing each shingle.
Capping the Peak
There needs to be a gap at the peak of your roofing system to allow for proper airflow, which is crucial for preventing moisture buildup in your attic. This gap enables air to flow into your attic from the outside and exit through the roof, ensuring good ventilation. We recommend installing a ridge vent before capping off the roof. This special material creates space for airflow while keeping the elements out of your home. After the ridge vent is installed, we apply the capping. The capping overlaps itself to protect the peak of your roof and provide a clean, finished appearance.
